Classes of Office Buildings

A grading system exists to categorize them to three grades:

Class A

• Quality:  Highest --- Newly constructed; outfitted with the top-of-the-line fixtures, amenities and systems; aesthetically pleasing; 
• Location: reside in high-visibility locations; Metropolitan area
• Height: High-rise; higher ceilings; large central lobby
• Rent: higher than average; Tenant Concession is rare; sought after by the most well-known companies, (Banks, Law firms, and Real Estate Companies)

Class B(Average Buildings)

• Quality: Generally Nice buildings with fully functional facilities
• Rent: Average 
• Generally less then four-storey tall
• Located in the suburbs or on the outskirts of the large financial districts
• Age: older than ClassA and may be downgraded from Class A; experiencing minimal deterioration or breakdown. 

Class C

• Quality: Poorest--- In need of major repairs and renovations, after which may be like upgraded to ClassB but unlikely to achieve ClassA due to its age and location. 
• Located: in the least desirable space
• with Renovation opportunities
